Project Description:
Fox & Associates, Inc. performed zoning services, subdivision design, site planning, engineering and construction stakeout for this 134 acre residential project consisting of 263 single family lots, 44 semi detached units and 6.5 acres of commercial area. This community also offers an Olympic size pool, tennis courts and park area along with walking trails. A day care center, a bank and a convenience store are planned for the commercial area.
Special Site/Design Considerations:
Fox & Associates, Inc. prepared a conceptual plan for the entire property and attended meetings with the County Planning Commission and review agencies for a preliminary consultation. In addition, we handled the request for rezoning to a PUD designation for this property.
A PUD (Planned Unit Development) in Washington County allows a greater degree of flexibility and more creativity in design than conventional zoning standards. The PUD is a floating zone that may be established in virtually any district in Washington County, Maryland.
Fox & Associates, Inc. has thus far prepared all preliminary plats, and final subdivision plans for Sections 1 and 2 of the development which consists of 154 lots. In addition we laid out the common open space park area in Section 2. As part of our services we provided liaison with all approving agencies to obtain approvals, as well as representing our client at all public meetings.
Fox & Associates, Inc. prepared final improvement plans for the roads and utilities in Sections 1 & 2 as well as the plans for a regional storm water management pond serving ultimate development. Site improvement plans were also prepared for the centralized community park and amenities.
Our survey crews have provided construction stakeout for the storm water pond, sanitary sewers and streets, along with preparation of cut sheets for Section 1. We are also providing plot plans, house stakeouts, wall checks and final location surveys for the two builders currently constructing homes in St. James Village North.
