Rutter’s Store – Morgan County, WV

The Greencastle and Hagerstown Teams worked together to deliver this new Rutter’s Store to the Morgan County, WV area. Our Fox Team in Hagerstown managed the survey aspect, while our Shelly, Witter & Fox Team in Greencastle engineered the site design. The 13,467 s.f. store will be built off of Cavendish Drive, about 3.5 miles south of Berkeley Springs, across the street from the new Berkeley Springs Department of Motor Vehicles (DMV) office (for which Fox also did the site design/plan preparation.) The project required approval through Morgan County for the Site Plan, WV DOT for a new right-in access driveway, and US Army Corps of Engineers for wetlands and waterway permitting.

Frederick Municipal Airport

 

Location: Frederick, Maryland

Project Description:

As part of the Frederick Municipal Airport master plan, the City acquired numerous properties in order to extend the runway and provide several other new airport facilities as well as to expand the runway protection zone. As a result of this the need arose to combine these numerous properties into one airport parcel.

As a member of the URS Corp.  The Fox Frederick team was the chosen as a sub-consultant to prepare the consolidation plat for the Frederick Municipal Airport. The City of Frederick request that the plat be prepared in order to consolidate the parcels owned by the City for aviation and wastewater treatment and to delineate this property into tracts by usage.

The total project included fifty properties totaling over 656 acres. It included 4.5 acres of roadway dedication as well as 2 acres of roadway abandonment. Fox provided field surveys to locate property corners and property line evidence, performed courthouse deed research and preparation of a deed composite showing the subject property and surrounding properties. Final plats were then prepared for review and approval by the City and recordation.

Frederick Municipal Airport, High Pressure Natural Gas Main Relocation

Fox was responsible for the design of 3,400 linear feet of 8′ steel high pressure natural gas transmission line for Washington Gas Co. to relocate the existing line off the Frederick Airport Property to make way for the future runway expansion project. Fox & Associates’ responsibilities included preparing complete construction drawings, including plan & profile, permitting, technical specifications and provided bidding and construction administration services, as well as, obtaining review agency approvals, including Local review agencies.

 

Frederick Municipal Snow Removal Equipment Building

Fox was the Civil Engineer/Surveyor for the 9,300 Sq. Ft. Snow Removal Equipment Building. Project responsibilities included obtaining City of Frederick Site Plan approval and preparation of construction documents for the site/civil portion of the project including site grading, driveways and parking lot design, water and sewer design, stormwater management design, storm drain design, sediment & erosion controls, technical specification, bidding and construction administration services, as well as, obtaining review agency approvals, including Local review agencies.

Courtyard by Marriott

Location: Hagerstown, Maryland

Project Description:

Courtyard by Marriott is a 96 room hotel located on Valley Mall Road near Hagerstown, Maryland.

Fox Hagerstown team provided all survey, planning and engineering services for construction of Courtyard by Marriott. Fox provided close coordination with the developer and the architectural design team , the traffic engineers, and Washington County, Maryland staff throughout the design and construction. This project also required close coordination with the development of the Springhill Suites Hotel and Stonewall Tavern sites immediately adjacent to Courtyard.

Site Considerations:

  • Specific site design challenges included design of a 12′ retaining wall along the rear property line.
  • Coordination with Washington County and the traffic engineer for design and county approval of a traffic signal at the intersection of Valley Mail Road and Underpass Way.
  • Processing of plans through Washington County Division of Plan Review and Permitting as well as the following review agencies: Washington County Health Department, Washington County Division of Environmental Management, City of Hagerstown Water Department, and the Natural Resource Conservation Services (NRCS).

Columbia Masonic Temple

Project Description:

  • Preparation of a Development Feasibility Study

Crosspoint Shopping Center

Location: Hagerstown, Maryland

Project Description:

crosspointsignCrosspoint Shopping Center is a 440,000 square foot Retail Center located on Massey Boulevard and Cole Road near Hagerstown, Maryland. This center is the home of Kohl’s and Target, the first stores for these retail anchors in Washington County.

Fox Hagerstown team provided all rezoning, survey, planning and engineering services for construction of Crosspoint Shopping Center. Fox provided close coordination with the developers, the various architects for the end users, the traffic engineers, and Washington County, Maryland staff throughout the design and construction. Close coordination with the developers of the adjoining shopping mall expansion for concurrent design and construction of Crosspoint.

Site Considerations:

  • commercial-crosspoint_webSpecific site design challenges included design of a 96″ RCP storm drain system to convey several hundred acres of fully developed upstream drainage area through the site. Also included was design of a 1,440 LF of extension of Massey Boulevard, a median divided arterial road and its connection to U.S. Route 11. (See SF330 Project No. 4 for additional information).
  • Complicated traffic control plans were included in our design for the US Route 11 improvements. Our services included submission to all service agencies requiring approval for construction including Washington County
  • Planning Department, Washington County Engineering Department, Washington County Health Department, Washington County Water Quality, City of Hagerstown
  • Water Department, Maryland State Highway Administration, Natural Resource Conservation Services (NRCS) and Conrail to obtain on “at grade” railroad crossing permit for Massey Boulevard Extended.
